“Free Knockdown Offer” Promotion - Terms & Conditions

These terms and conditions apply to the “Free Knockdown Offer” promotion offered by Kialla Homes (Vic) P/L

 

1. Promotion Overview

Subject to these terms and conditions, Kialla Homes may provide a demolition package credit of up to $25,000 (including GST) for eligible knock down rebuild projects.

The promotion applies only to approved residential properties and is available at the sole discretion of Kialla Homes.

 

2. What Is Included

The demolition allowance may include standard residential demolition works including:

  • Demolition permit;
  • Removal of an existing dwelling up to two storeys;
  • Removal of standard garages, sheds and outbuildings;
  • Removal of all footings and foundations to the depth of 1m.
  • Removal of standard concrete paths, driveways and slabs;
  • Temporary site fencing where required;
  • Standard service abolishment costs;
  • Standard site clearing and vegetation removal;
  • Minor visible asbestos removal up to $1,500 including GST.

All demolition works are subject to site inspection and demolisher approval.

 

3. Exclusions

The following items are specifically excluded unless otherwise agreed in writing:

  • Demolition costs exceeding $25,000 including GST;
  • Asbestos removal exceeding $1,500 including GST;
  • Swimming pools, spas, septic systems, underground tanks or cellars;
  • Retaining walls, significant rock removal or contaminated soil;
  • Structures, materials or site circumstances that were not reasonably visible or identifiable during the initial site inspection or preliminary assessment
  • Tree protection requirements, protected vegetation or council permit costs;
  • Electricity shutdowns, traffic management or asset protection permits;
  • Reinstatement of footpaths, crossovers, fencing or council assets;
  • Protection works to neighbouring properties or shared structures;
  • Furniture, rubbish or hazardous waste removal;
  • Costs arising from difficult access, steep sites or abnormal site conditions.

Any excluded or excess costs will be payable by the owner as a variation.

 

4. Eligibility

To qualify for this promotion, clients must:

  • Pay the required initial deposit during the promotional period ending 30 September 2026.
  • Enter into a new home building contract with Kialla Homes on the same property including unconditional finance approval
  • Commence construction within 12 months of the initial deposit payment date.

If a building contract is not signed or construction has not commenced within 12 months of the initial deposit payment date, Kialla Homes reserves the right to withdraw the promotion or reassess the demolition allowance based on current pricing and site conditions.

The promotion applies only to standard residential properties up to 1,000m² unless otherwise approved by Kialla Homes in writing.

 

5. General Conditions

  • This promotion cannot be used in conjunction with any other offer unless approved by Kialla Homes in writing.
  • Promotion available only within Kialla Homes’ designated build region
  • Kialla Homes reserves the right to assess each property individually and may decline properties deemed unsuitable for the promotion.
  • Demolition works to be quoted and carried out by demolishers nominated or approved by Kialla Homes
  • The promotion is not transferable or redeemable for cash or credit.
  • All properties subject to individual assessment and builder approval
  • Any delays, additional costs or inability to proceed caused by authorities, utilities, unforeseen site conditions or events beyond Kialla Homes’ control may affect the promotion.
  • Kialla Homes reserves the right to amend, extend or withdraw this promotion at any time prior to contract signing.
  • This promotion is intended to assist with standard demolition costs associated with eligible knock down rebuild projects and should not be interpreted as an unlimited demolition offer. Final demolition inclusions will be confirmed following site inspection, permit review and quotation assessment.
